Caughlin Ranch and many older Old Northwest neighborhoods either have lighter HOA oversight or none at all. Lot types range from flat in-fill parcels to steeply graded foothill sites where runoff and erosion are real concerns. Somersett and the upper foothill streets regularly receive several more inches of snow per storm than central Reno — a storm that drops rain on Midtown can drop three to five inches up here. The clay and caliche soil common throughout Northwest Reno absorbs water slowly, so TMWA's "Water and Wait" cycle-and-soak method is essential; properties on slopes need even shorter, more frequent irrigation cycles to prevent runoff.
