Soil throughout the valley is alkaline and often clay-heavy with caliche layers beneath the surface; water pools on top before it penetrates, so deep but infrequent irrigation beats daily light watering every time. TMWA's even/odd watering schedule applies to much of the area, with no watering between 11 a.m. and 7 p.m. HOA covenants are active in several subdivisions, including Highland Ranch and Ladera Ranch, so yards need to stay tidy year-round — not just during the April-through-October mow season. Winters bring real snow, and driveways and walks need clearing promptly on this working-class, full-time-resident community.
