Lots lean larger than typical Reno subdivisions (commonly a third to a full acre), many with gentle to moderate slopes that shed clay soil when bare and hold moisture unevenly under turf. At ~4,470 ft on the eastern edge of the Truckee Meadows, this area catches more wind than central Reno — gusts to 25 mph are common — which accelerates irrigation dryout and can topple unsecured shrubs after trimming. TMWA even/odd watering restrictions apply to all Hidden Valley addresses. Snow events are infrequent compared to the foothills above, but they do hit: a light push or two per season is typical, and properties near the ridge see more accumulation than those closer to Rock Boulevard.
