Damonte Ranch sits at roughly 4,400 feet in Reno's high desert, in USDA zone 6b/7a. The soil here is a common Northern Nevada mix of clay and compacted caliche — it sheds water fast on the surface and can starve roots of moisture deeper down. Irrigation timing matters a lot: TMWA's 3-day even/odd schedule (no watering 11am–7pm) means your system needs to be calibrated correctly or you end up with runoff on slopes and dry spots on flat turf. We do seasonal start-ups ($99) and winterization blowouts ($110) to protect your investment each year. Many Damonte Ranch properties are governed by sub-HOAs with architectural standards, so consistent upkeep isn't optional — it's expected.
