HOA rules require prompt noxious-weed removal and prohibit tree removal without prior written approval — so letting maintenance slip can trigger violation notices. Lots in this community are larger than typical Reno subdivisions, with many front yards exceeding 1,000-2,000 sq ft of planted area. The community sits at roughly 4,500-4,800 ft elevation in the foothills above the valley floor, which means slightly earlier frost dates and occasional high winds off the Sierra that can stress turf and shrubs. Soil is the same clay-caliche mix common to Reno, and all outdoor irrigation must follow TMWA's even/odd watering schedule with no irrigation between 11 am and 7 pm.
